Every note, photograph, quote and figure kept in one place and never thrown away, alongside the paint codes, filter sizes, shut-off locations, warranty dates and vendor history. The house remembers, even when the people change — and it hands over with the keys if you sell.

An annual agreement that renews, billed monthly in advance. Thirty days’ notice to stop, and that runs both ways. We do not lock anyone in — if the service is not worth what we charge, we would rather you told us.
A house left empty here is not left alone. Four things come for it, and they come on a schedule.
Oak pollen coats everything, and a closed house holds the moisture behind it. We air it, wash it down, and hold the humidity where mold cannot start.
Furniture stowed, shutters fitted, generator run under load and fuel confirmed before the front arrives. We are on the island when it lands, and at the house the same day.
Cooled and dehumidified, aired, stocked and looking as it should, so walking in feels like nothing had to be arranged.
Water off at the main, lines drained, faucets dripped, heat held. A burst supply line in an empty house is the most expensive thing that happens here.
