How a company gets on this list, and how it comes off.
A list is only worth something if things can leave it. Nobody pays to appear on the Register, which means the only thing keeping a company on it is the work.
How a company gets on
- It works on Kiawah or Seabrook regularly. Not "serves the Charleston area" — actually comes onto the island.
- It holds 4.0 or better across its public reviews, and enough of them to mean something.
- It is licensed and insured for what it does, and can show it.
- Where we have not used the company ourselves, we call two of its Kiawah or Seabrook customers before it is added.
- It is a company we would call for our own house. That is a judgment, and we make it.
Companies can put themselves forward here. There is no fee at any stage, and anyone who tells you otherwise is not from Vellamore.
What we never take
- No fee to be listed, and no fee to stay listed.
- No paid placement, no ranking, no sponsored position.
- No referral commission when we book a company for an owner.
- No reciprocal arrangement of any kind.
This is the whole reason the list is worth reading. It is also the reason it costs us money to maintain, which we consider the price of it being true.
How the list is kept
Every entry carries the date it was last verified. We re-check licensing, insurance and public review standing on a rolling basis, and we update an entry whenever we work with the company. The Register is a record of what we know today, not a permanent endorsement.
What gets a company removed
- It stops coming to the island, or stops taking work here.
- Licensing or insurance lapses, and is not restored.
- Public review standing falls below 4.0 and stays there.
- Work we supervised was not to standard, and was not put right when raised.
- An owner was treated badly — pricing changed after the fact, access misused, or a commitment abandoned.
- It asks to be removed. No questions, same week.
Removal is not a public event. We do not publish a list of removed companies, we do not explain a removal to other owners, and we do not use it as leverage. The entry comes off and the reason stays between us and the company.
