The fee is set by the house itself — its size, its systems, and how often we are in it. The figures below are the whole of it. There is no charge you will not have seen before you agree to it.
We are taking seven houses this fall. When those are placed, we will keep a list for the spring.

Most Kiawah houses fall in the middle two bands. Square footage means heated and cooled space, taken from the county record.
Each of the following adds $45 a month.
Where more than three apply, we price the house individually rather than add them up. Past that point the sum stops describing the work.
Houses used in season, empty the rest of the year.
The house you will not be at for months at a time.
Houses above 8,000 square feet, compounds, and houses with household staff are quoted individually. Please call 843-619-2346.
Every house begins with a house file — the systems, the shut-offs, the paint codes, the vendor history, all recorded before the first visit. The fee is $1,200, waived for the houses we take on this fall.
Paid for the year in advance, the fee is 8 percent less.
A twelve-month agreement, because there is no six months of the year when a house here can be left alone. Storms run June through November, hard freezes December through February. Thirty days’ notice at any time.
