We look after your house and see every job through.
On every visit we walk your house inside and out, from the roofline to the water heater, in the same order each time. Because we know how it looked last time, we notice when something changes, and you hear about it while it is still small.
- Your Home Watch teamTwice a month or weekly, always by the team you already know.
- A note the same dayWhat we checked, what we found, and photographs of anything worth seeing.
- Anything beyond us, handledA licensed company brought in, let in and followed up until it is closed.

The same problem, found at three different times.
Illustrative. The difference is how recently somebody looked.

What the service includes.
Home Watch is the professional name for the visiting and checking. Around it, we hold the keys, deal with the door and see the work through.
- Home Watch visits, against the 25-requirement standard
- Keyholding, with one named custodian and a logged safe
- Mail and packages, brought in and dealt with
- Storm season, agreed in writing before it starts: hurricanes, flooding and king tides. After a storm, once access is permitted and it is safe, the house checked and documented.
- A note the same day, with photographs of anything worth seeing. See a sample
- A price before any work is booked above the limit agreed for your house
- Each item followed to closed, and you are told who did it
- A permanent record of your house, so each visit starts from what we already know. What it holds
What Home Watch is, and who sets the standard.
“Home Watch is defined as a visual inspection of a home or property, looking for obvious issues.”
The NHWA Accredits Home Watch Services Only.
No state licenses or regulates Home Watch, so the National Home Watch Association sets the standard. To be accredited, a company must:
- Pass criminal background checks on its principals
- Carry general and professional liability insurance, and bonding
- Hold its business licenses
- Follow the NHWA Code of Ethics, with vetting repeated every year
Vellamore holds preliminary Accredited Membership. About the NHWA

The same thorough walk, every visit, in the same order.
Because the walk never changes, each visit can be compared with the last. That is how a change gets noticed early.

Behind every door, under every sink, each appliance inspected, no corner left unseen. Every visit builds our knowledge of your home and its history.
From roofline to foundation, every entry point, surface, and surrounding area checked for signs of wear, damage, or unwanted pests.
Run and checked, never repaired. HVAC, water heater, generator and shut-off status noted against what was normal last time.
Where the work starts and stops.
Is Vellamore a handyman service?
We hold no crew and put no tools in your house. When it needs work we bring in the licensed company that does that work best, and one of our people is at the door while they are there.
Is Home Watch the same as a home inspection?
A home inspection is a licensed technical assessment, usually once, usually at a sale. Home Watch is a visual check against a written standard, on a schedule. Vellamore is not a licensed home inspector, produces no inspection report, and never replaces one.
Does Vellamore perform repairs?
Independent licensed companies do the work. We find them, meet them, stay while they work, and the company bills you directly, with no markup from us and no referral fee. Our job is to find what needs attention; we do not profit from the repair.
Is Vellamore a general contractor?
Licensed independent companies perform the work under their own license and insurance. What Vellamore is accountable for is the observation, the record, the coordination and the follow-through.
Does Vellamore manage rental properties?
We do not oversee rental operations. Our homes are used as a primary or secondary home, often sitting vacant for much of the year.
How are outside providers chosen?
From the Vellamore Register — companies working on Kiawah, each holding 4.0 stars or better across their public reviews, none of them paying anything to be on it. A category appearing on the Register means we coordinate it, not that we perform it. If you already have trades you trust, they stay, and we hold them to the same standard. The Register is public.
What happens when you find something?
You get a photograph, a price and what happens if it waits, the same day it is available. Small routine items inside the limit we agree for your house go ahead; anything above it waits for your approval. The item stays open on your note until it is resolved and you are told it closed. How follow-through works.
How often do you visit?
Twice a month or weekly, with the same thorough standard either way. After a storm, we check your house once access is permitted and it is safe. Which cadence suits the house depends on how it is used, and we will tell you which we think it is on the walk-through.
How is pricing decided?
By your house: its size, the systems it carries, and how often it needs us. Personalized care starts at $750 a month, and you have the figure in writing after the walk-through. Fees, in full.
