How the Home Management Check is scored.
We publish the method in full so you can see exactly how your profile is reached. Everything below is arithmetic on the answers you gave. There is no model, no external data and no assumption about your house.

What it measures
It measures one thing: how much of the arrangement around your house is defined, from your own answers. Not risk, not the condition of the house, not insurability, and not how it compares to anyone else's.
Five areas, twelve questions
Each question belongs to one area, and each area is one chapter of the check. Every question carries a weight of 1, 2 or 3 for how much of the arrangement depends on it, and every answer carries a figure from 0 to 3. The four questions everything else depends on — how long the house goes unvisited, who goes in, water, and the freeze — carry weight 3.
| Area | Question and answer figures | Weight |
|---|---|---|
| Observation | How long can the house go without anyone inside it? Under 2 weeks 0 · 2–4 weeks 1 · 4–8 weeks 2 · Longer than 8 weeks 3 · Not sure 2 | 3 |
| Observation | Who goes inside between your visits? A company we pay 0 · A neighbor or friend 2 · Nobody 3 · Cleaner or landscaper only 2 | 3 |
| Documentation | Do you get a written record of each visit? Written and dated 0 · A text message 2 · Nothing 3 | 2 |
| Documentation | Is there a written house file? Written down 0 · In someone’s head 2 · No 2 | 1 |
| Documentation | Does your insurer know how often the house is checked? Yes, documented 0 · Never discussed 2 · Do not know 2 | 2 |
| Response | Is there an automatic water shut-off or leak detection? Whole-house 0 · Partial or sensors only 1 · No 3 · Do not know 2 | 3 |
| Response | Is humidity actively controlled while you are away? Yes, monitored 0 · HVAC left running 1 · No 3 · Do not know 2 | 2 |
| Response | If there is a generator, is it exercised under load? On a schedule 0 · Occasionally 1 · No, or no generator 1 · Do not know 1 | 1 |
| Readiness | What happens at the house in a hard freeze? Prepared locally 0 · Heat left on, nothing else 2 · Nothing planned 3 | 3 |
| Readiness | Who prepares and then walks the house for a storm? A company, before and after 0 · Family or a neighbor 2 · Nobody reliable 3 | 2 |
| Accountability | When a trade comes to the house, who is there? Someone meets and stays 0 · They are given a code 2 · Not sure 3 | 2 |
| Accountability | How does the house feel in the first hour after you arrive? Ready 0 · A few hours of sorting out 1 · We lose the first day 2 | 1 |
The arithmetic
Each answer's figure is multiplied by its question's weight. The overall figure is 100 × (1 − the total of those, divided by the most the twelve could carry), rounded. The most the twelve can carry is 75. An area's figure is the same arithmetic across its own questions. Nothing is curved or adjusted, and answering the best option to all twelve gives 100.
Bands
| Range | Band |
|---|---|
| 85–100 | Well defined |
| 65–84 | Mostly defined |
| 40–64 | Partially defined |
| 0–39 | Largely informal |
Each area is also given a state: Defined at 80 or more, Partial from 40 to 79, and Open below 40. Every state is written as a word, not only shown as a color.
The band guard
The wording cannot read Well defined while any area is Open, or better than Partially defined while two or more are. A house can otherwise score well on arithmetic while one whole area is missing. The number itself is never adjusted, only the words, and the result says when the guard applies.
“Not sure”
Not automatically the worst answer. On water and humidity it carries 2 rather than 3, because not knowing whether a shut-off exists is a gap in what you can see, not a confirmed absence. When three or more answers are “not sure”, the result says so on its own line.
What is personal in the result
Your strongest and weakest areas are the highest and lowest area figures. The gaps listed are the answers with the highest weighted figure, ties broken by question order, and each maps to fixed text written in advance. The same answers always produce the same result.
Privacy
Everything runs in your browser tab. No answer is sent, nothing is stored, and closing the tab discards it. The check does not ask for your name, address or email.
What the result does not mean
It is not a risk score or a probability of anything happening to your house.
It is not an inspection or a home-condition score.
It is not an insurance assessment. That is a conversation with your own carrier or broker.
It makes no comparison to other houses. We publish no averages or benchmarks.
