How the record completeness figure is calculated.
We publish the method in full so you can see exactly how the figure is reached. Everything below is arithmetic on the answers you gave. There is no model, no external data and no assumption about your house.
Review your home’s care · The fifteen categories, explained
What it measures
It measures one thing: how much of what needs to be known about your house exists in writing. Not the condition of the house, not how well it is looked after, not how much risk it carries, and not how it compares to anyone else's.
The fifteen categories
The categories are not chosen for the website. They are the structure our own operating system uses to hold a house, published unchanged so that the public check and our internal record stay the same. Eleven carry a weight of 2 and four carry a weight of 1, for the reason given in the next section.
| # | Category | Tier | Weight |
|---|---|---|---|
| 01 | The house itself | Operating | 2 |
| 02 | Who speaks for the house | Operating | 2 |
| 03 | Who may approve, and up to what | Operating | 2 |
| 04 | Access, and who holds what | Operating | 2 |
| 05 | Hazards and cautions | Operating | 2 |
| 06 | Rooms and areas, and how they are now | Record | 1 |
| 07 | Systems and equipment | Operating | 2 |
| 08 | Shut-offs and controls | Operating | 2 |
| 09 | Finishes and materials | Record | 1 |
| 10 | Manuals, warranties and documents | Record | 1 |
| 11 | Providers, and what each one does | Operating | 2 |
| 12 | How the house is meant to be left | Operating | 2 |
| 13 | Owner standards and instructions | Operating | 2 |
| 14 | What has happened to the house | Record | 1 |
| 15 | What is still open | Operating | 2 |
Why two tiers rather than equal weight
Equal weighting would treat a missing paint code as equal to a missing water shut-off. We do not think those are equal and neither does our operating system, which refuses to begin recurring care at a house where certain facts are absent and is unaffected by others.
Operating categories, weight 2, contain at least one fact that has to exist before anybody — us or anyone else — can competently run the house. Record categories, weight 1, complete the record and block nothing. That is the entire rationale. It is a statement about what has to be known to operate, not a claim about danger, and the weights are not adjusted for what would be commercially convenient for us.
What the weighting is not. It is not a risk model. A category with weight 2 is not twice as dangerous
as one with weight 1, and nothing in the result should be read as a probability of anything happening to your house.
The five answers
| Answer | Meaning | Effect |
|---|---|---|
| Written down | It exists in a form that could be handed to somebody | Full weight |
| Partly | Some of it exists; the category is incomplete rather than absent | Half weight |
| Not written down anywhere | It does not exist in writing, wherever it may exist in somebody's head | Nothing |
| Does not apply to this house | The house does not have the thing | Removed from the total entirely |
| I do not know | You are not sure whether it exists | Nothing, and counted separately |
Unanswered categories
The result cannot be produced until all fifteen are answered, and an unanswered category is never treated as complete. Silence about whether something is written down is not evidence that it is.
Does not apply
Removed from both the numerator and the denominator, so a house without an elevator, a dock or a pool is not marked down for lacking one. If you answer that way for several categories, the figure is calculated out of what remains and the result says how many were excluded.
I do not know
Scores nothing, because a record nobody can locate is not functioning as a record. It is also reported on its own, because three or more of them is a finding in itself — and it is the answer that most often changes after somebody has walked the house with you.
The arithmetic
Each category's credit is its weight multiplied by 1 for written down, 0.5 for partly, and 0 otherwise. The figure is the total credit divided by the total available weight across the categories that apply, expressed out of 100 and rounded.
Two further figures are shown: operating completeness, the same arithmetic across the eleven operating categories alone, and record completeness, across the four record categories. The first answers the question the check asks.
With no categories excluded, the maximum available weight is 26 — eleven operating categories at 2, four record categories at 1.
The band guard
The wording of the result cannot read better than Mostly recorded while any operating category is unrecorded or unknown, or better than Partly recorded while three or more are. A house can otherwise score well on arithmetic while missing the one thing that matters most, and a result that reads as reassurance in that situation is worse than no result.
The number itself is never adjusted. Only the words. Where the guard applies, the result says so.
The three next actions
Your three highest-weight incomplete categories, in that order, with ties broken by not written down before I do not know before partly, and then by category number. No model chooses them, nothing is generated, and the suggested action attached to each category is fixed text written in advance rather than composed about your house.
Privacy
Everything runs in your browser tab. No request is made, no answer is transmitted, nothing is stored, and closing the tab discards it. We do not receive your result and cannot see it. The check does not ask for your name, your address or your email, and it will never ask for an access code, a combination, a password or where a key is kept.
What the figure does not mean
It is not a safety score.
It is not an insurance assessment, and nothing in it is advice about your policy. That is a conversation with your own carrier or broker.
It is not a risk or probability of anything happening to your house.
It is not a home-condition score or an inspection of any kind.
It is not a code-compliance assessment.
It makes no comparison to other houses. We publish no benchmarks, averages or most houses
figures, and we will not until we hold enough real operating history for such a figure to be true.
Version
Method HR-1.0. Fifteen categories, two tiers, five governed answers, one band guard. Derived from the canonical house record structure used in our own system, so that a category counted here and a category counted internally are the same category. If the method changes, the version changes with it and this page is updated in the same pass.
